Have Questions?
An Energy Performance Certificate (EPC) shows how energy efficient a property is, giving it a rating from A (most efficient) to G (least efficient).
It assesses factors such as insulation, heating systems, windows and overall energy use, and includes recommendations to improve efficiency.
EPCs are legally required when selling or renting a property in the UK and are valid for 10 years.
Typically 30–60 minutes for most domestic properties, depending on size and complexity. Commercial assesments can take up to 4 hours to half a day, depending on size of the building.
EPCs are valid for 10 years unless significant changes are made to the property.
Access is required, but you don’t necessarily need to stay for the entire visit.
We cover Suffolk, Norfolk, Cambridgeshire and Essex.
Yes - all EPCs are produced in accordance with government regulations and registered on the official database.
We can often combine assessments into one visit where appropriate.
Currently, rental properties in England and Wales must have a valid EPC with a minimum rating of E before they can be legally let, unless a registered exemption applies.
The government has announced plans to increase the minimum standard to EPC rating C by 2030 for all private rented properties. While full details are still being finalised, landlords should begin planning improvements early to avoid future compliance issues and potential letting restrictions.
Improving your EPC rating usually involves upgrading the areas that have the biggest impact on energy efficiency. The most common improvements include:
Adding or upgrading loft and wall insulation
Installing a more efficient boiler or heating system
Upgrading to double or triple glazing
Switching to low-energy LED lighting
Adding smart heating controls or thermostats
Considering renewable options such as solar panels
The EPC report itself includes tailored recommendations, showing which improvements will have the greatest impact on your property’s rating and potential running costs.
For landlords, improving insulation and heating efficiency typically offers the best return in terms of moving from an E rating towards a C. If you’re unsure where to start, we’re happy to provide practical guidance based on your property.
